UKREiiF 2026- The UK's Real Estate Investment and Infrastructure Forum




UKREiiF returns to Leeds from 19–21 May 2026, taking over the Royal Armouries Museum and New Dock for its fifth consecutive year in the city. Now the UK's largest property and infrastructure event, it is expected to draw more than 16,000 delegates across three days, including over 4,000 investors and developers and representatives from upwards of 275 councils.

The forum exists to connect the people, places and capital behind the UK's built environment. Programming spans real estate investment, regeneration, infrastructure delivery, planning and development, with sessions on housing, ports and airports, hospitality, cultural destinations, education, healthcare, ESG, net zero and the application of AI across the sector. The 2026 edition deepens its focus on coastal regeneration, rural placemaking and affordable housing, while maintaining attention on the wider real estate landscape.

The format is closer to a trade festival than a conference. Activity spreads across more than 60 stages and 150 fringe events around the New Dock site, with pavilions, exhibition stands, drinks receptions and invite-only roundtables running in parallel throughout the three days. Local authorities, combined authorities and regional bodies typically take their own pavilions, presenting investment propositions directly to the developers, investors and occupiers in attendance. Over 1,250 speakers are confirmed for 2026.

The audience reflects the breadth of the built environment. Investors, developers, housebuilders, occupiers, contractors, consultants and legal and financial advisors meet alongside ministers, mayors, council leaders and senior civil servants. The premise is straightforward: bringing capital and public-sector decision-makers into the same walkable site for three days produces conversations that quarterly meeting cycles do not.
A distinctive feature is the regional pavilion model. Cities, combined authorities and devolved nations use their own dedicated spaces to set out investment propositions, development pipelines and partnership opportunities — from the Northern combined authorities through to Scotland, Wales, the Midlands and the South West. For an international visitor, this means the major UK regional markets can be assessed side by side over the course of a single visit.

The UK government's housing and infrastructure pipeline — including the commitment to 1.5 million new homes this Parliament — is generating sustained demand for international capital, and pension funds, insurers and asset managers from continental Europe are increasingly visible at the event. The 2026 themes of sustainable construction, building technology and long-term infrastructure investment overlap closely with established areas of Swiss sector strength. Leeds is around two and a half hours by train from London, with Leeds Bradford Airport serving several European hubs.
